I would appreciate any ideas on presenting my house during the open house (besides staging). The house is empty, and the carpets are cleaned. I need fast and easy (and cheap) ideas. For example: should I strategically place scented candles, leave cookies, and what about fresh flowers?

Sounds good. My husband and I are investors and in this market the golden rule is money talks and bull sh%t walks . . . don't play around with the price - you need to be at least 10% under current market value and expect an offer to come in another 10 -15% under asking. If you can't take a 20% hit - wait.
Reply:Depending on where you live, and because of the foreclosures and all, now is a tough time to sell your house. Gurus are suggesting that you either wait 18 months, provide incentives, cut the price, or rent the house (or rent to own) if you have to leave now.
A lot of people aren't doing things on their own anymore, instead they are selling thru realtors and real estate agents. They also aren't doing open houses anymore (for the most part) because of the safety issue. And, if you go thru an agent they will make sure the person is pre-approved for a loan "before" they look at your house.
I would not waste my time with scented candles, cookies, flowers, etc. What people are looking for is the printout from the mls which shows the taxes, the floor space, how old the roof is, how old the house is, how close to schools, what goes with the house, etc.
Reply:good luck on selling your home , i like empty houses it gives you more of an idea of how large the rooms are , i think if it is empty it would not help tp put cookies candles or flowers there but thats just my grumpy opinion
Reply:If the house is empty, candles and flowers would be out of place. Houses sell better when furnished but since that is not the case..just leave it as it is.

How is your curb appeal? You may want to buy some colorful hanging baskets, a new welcome mat or some annuals for a pop of color if the front is looking a bit drab. Hose down sidewalks, make sure the yard looks tidy, trim back any bushes or shrubs that will impede the view of the home or any windows. Walk outside, take an objective look from the street, some buyers make a decision about a house pulling up to it.
